Within your Full Management Agreement with Polar Property Services we will manage every aspect of your property let including initial advertisement, tenant find, check-in, inventory including video evidence, repairs and maintenance, rent collection and check-out as per your instruction.

Remove other agent’s boards from external shots

Remove items detrimental to marketing

Work to the guidelines agreed with Polar Property Services save that where there is a conflict between the requested guidelines and the PMA, the PMA will prevail.

18.  Floor Plans

20.  Energy Performance Certificate (EPC)

With effect from April 2012, it is now a legal requirement that all properties must have a valid Energy Performance Certificate (EPC) before being marketing ‘For Sale’ or ‘To Let’

We can accept your property listing and advertise your property for 7 days whilst we await receipt of your property EPC.

If you do not have a valid EPC we can arrange for one to be carried out on your behalf.  Please visit our website at http://www.polarpropertyservices.co.uk/landlords to make a booking or you may choose your own energy assessor.

If we do not receive an EPC for your property within 7 days, because of current legislation, we will have to remove the advertisement until an EPC is in place.

The 2011 Regulations amended the existing legislation in the following ways, taking effect from 6 April 2012:

EPC’s will be required on marketing for non-domestic and rental properties as well as residential properties and will be required at the marketing stage for all properties.

Failing to comply with the new regulations could cost Landlords and Agents fines up to £200 for homes or 12.5% of the rateable value with a minimum £500 and maximum £5000 for commercial property.

the number of bedrooms;

the number of reception rooms;

the number of bathrooms

parking facilities;

whether there is a garden;

other features e.g. central heating, double glazing etc.
